What “67% open to sky” really buys you
Open space is the one specification you cannot retrofit. A look at how density is planned on 3.12 acres.

Open space is the one specification you cannot retrofit. At Tamra Asteria, 67% of the 3.12-acre residential site stays open to the sky, and the parking that usually consumes that ground is buried instead — three cellars and a stilt level beneath the homes.
Where the ground goes
Above the parking sits 23,000 sq. ft. of landscape holding the pool deck, the courts, the practice net and the track. A single tower rather than several means less footprint and more courtyard.
Why it compounds
Open ground determines light, cross-ventilation and how far a window sits from its neighbour. Those are the qualities residents still notice in year ten, long after the lobby finish has been discussed to death.
